The chimney crown is the sloped concrete slab that caps the top of your masonry chimney. It bridges from the flue tile out past the brick, angled so rain and melting ice shed away from the flue and off the edges — ideally past the brick faces below, thanks to a small overhang with a drip edge. Think of it as the roof of the chimney itself: everything underneath stays dry only as long as the crown does its job.
The problem is how most crowns were built. Instead of a proper concrete pour, many DFW chimneys got a thin smear of leftover mortar troweled on by the original mason. Mortar isn't made to live fully exposed to Texas sun, hail and freeze–thaw cycles — it shrinks, cracks and starts letting water straight down into the chimney's core within a few years.
Hairline cracks vs. structural failure
Not every cracked crown needs demolition. Hairline surface cracks are the early stage: water is getting in, but the slab is still sound. Catch it here and a flexible crown-coat sealing — a brush-applied elastomeric membrane — bridges the cracks, waterproofs the whole surface and flexes with seasonal movement. Once cracks run deep, chunks lift loose, or the slab was never thick enough to begin with, sealing over it is just painting a sinking ship. That crown needs a full re-pour: the failed slab comes off, and a new crown goes down with the correct concrete mix, a proper slope, an overhanging drip edge and a bond break around the flue tile so it can expand without cracking.

What's the difference between crown sealing and a crown rebuild?
Sealing coats a structurally sound crown with a flexible, waterproof membrane that bridges hairline cracks and flexes with the seasons. A rebuild removes the failed slab entirely and pours a new crown with proper thickness, slope and overhang. We recommend the least invasive option that will actually last.
How do I know if my crown is cracked?

How long does a crown repair last?
A quality elastomeric crown-coat is typically warrantied for 10–15 years, and a properly poured new crown — correct concrete mix, slope, overhang and bond break around the flue — should outlast the roof. Cheap mortar smears, by contrast, often crack again within a season or two.
Can I just caulk the cracks myself?
Hardware-store caulk shrinks, peels and traps moisture inside the crack, so the freeze–thaw damage keeps growing under the patch. Crown repair needs materials engineered to flex with a concrete slab through Texas heat and winter snaps — that's why we use dedicated crown-coat systems, not tube caulk.
